So You’re Ready to Build Your Own Home? Great!!

That’s exciting. A little scary, maybe—but mostly exciting. You’ve probably been thinking about this for a while. Maybe you've even sketched out some ideas, saved a few Pinterest boards, or caught yourself daydreaming about that perfect kitchen or that huge backyard.

But now that it’s actually time to start? You might be thinking:

First: Get Clear on Your Budget

 Not just for the house itself—think bigger.

  • Permits
     
  • Land prep
     
  • Utility hookups
     
  • Septic or well if you're out of town
     
  • Maybe a longer driveway than you expected
    And yeah, stuff will come up that you didn’t plan for. It always does. Give yourself some breathing room.
     

Second: Protect Yourself

If you only take one thing from this, let it be this:
Hire a private inspector.

Not just at the end—throughout the build.


Most people skip this because they don’t know they can. But a private inspector working for you can catch major issues early. Not after the drywall goes up and it's too late.


Also, read everything. Every contract. Every quote. Ask questions if something looks vague. Don't just assume your builder or architect is handling everything behind the scenes. Hidden fees? They happen. Confusing language? Happens more. Keep your eyes open.

Third: Know the Timeline

Even if you’re working with great people, things take time.
Permits can delay things.
Supplies get backordered.
Weather doesn’t care about your schedule.


Build some buffer time into your plan. It’ll save you from pulling your hair out when things slow down for reasons out of your control.

Fourth: Design Smart

 You’re not just building for right now.

  • Are you going to have a family in five years?
     
  • Work from home more often?
     
  • Want to rent part of it someday?
     

Think long-term. Make choices that give you flexibility and value down the road—not just what looks good today.

Last: Don’t Rush It

 A lot of people get excited, then overwhelmed, then impatient. They just want to get it over with. That’s when mistakes happen—or money gets wasted.


Slow down. Ask questions. Stay involved. This is your house. You’ll live in the results—so take the time to get it right.
